Where each walk sits in the schedule

Air curtain quarterly maintenance checklistquarterly
Every quarter, best done in the season the unit runs hardest since a weak stream shows up as drafts and door swings. Run by: The maintenance or HVAC tech on the quarterly round at the entry doors.
Air curtain annual maintenance checklistannual
Once a year, scheduled ahead of the cold season so a worn bearing or a mis-aimed nozzle is caught before the doors are working all day. Run by: The HVAC service tech on the annual visit, with the unit dropped or opened up.

What most often fails on an air curtain

  • Unit assumed working because it's loud, while the stream only covers half the opening and the other side lets cold air pour in.
  • Intake screen packed with lint and dust behind the grille, so airflow is down but nobody pulled the guard to look.
  • Door switch taped or jumpered by staff who got tired of the unit cycling, so it now runs with the door shut all day.
  • Blower wheel cleaned on the visible face while caked buildup on the back of the blades leaves it out of balance and throwing less air.
  • Nozzle left at whatever angle it drifted to, so the stream lands short of the floor and rolls back into the lobby instead of sealing the opening.
  • Heating section coil vacuumed but the element or hydronic connections never checked for the reason the discharge feels cool.
