Domestic water heater annual maintenance checklist

The annual domestic water heater service is the deep pass — the measurements, cleanings and tests a quarterly round doesn't reach. This checklist keeps the full service on record with the photos that make it defensible later. Work is commonly verified against IPC / UPC plumbing codes — confirm the edition your authority having jurisdiction has adopted.

Who runs it

The plumbing service tech on the annual service visit.

When in the schedule

Once a year — the flush is what keeps sediment from cooking the bottom of the tank or coating the elements.

The checklist

Every item, and the photo that proves it

The photo count on each row is what RTI would require before the item can be submitted. Copy the list as-is, or load it into RTI and let the gate enforce it.

01

Flush and internals

  • Tank flushed until discharge runs clear

Discharge observed running clear, sediment volume noted — heavy sediment changes the service interval.

    2 photos
  • Anode rod or elements inspected where accessible

Anode consumption checked and logged, elements free of scale on electric units.

02

Safety and performance

  • All safeties and shutoffs functionally tested

T&P re-tested after the flush, gas or power shutoff operated, mixing valve output verified.

    1 photo
  • Recovery and capacity observed

Unit brought through a recovery cycle, no unusual noise, delay or short-cycling.

03

Housekeeping

  • Mechanical area kept clear around the unit

Required clearances maintained, no storage against the vent or blocking the service side.

What usually sends this back

The failures are almost always the evidence, not the work

  • Tank 'flushed' until the first cup runs clear while pounds of sediment stay behind.
  • Anode never pulled because the ceiling clearance makes it awkward — the tank fails early instead.

Common questions

What does this domestic water heater annual checklist cover?
5 items across 3 sections — flush and internals, safety and performance, housekeeping. Each item spells out what the person walking the job is actually looking for, not just a box to tick.
Who should run this inspection?
The plumbing service tech on the annual service visit.
When in the schedule should this walk happen?
Once a year — the flush is what keeps sediment from cooking the bottom of the tank or coating the elements.
Why does every item ask for a photo?
6 of the 5 items call for photo evidence. A checklist answer without the photo is a claim; the photo is what makes the record worth something in a dispute and lets a reviewer approve work without re-walking the job.
What most often fails a domestic water heater annual inspection?
Tank 'flushed' until the first cup runs clear while pounds of sediment stay behind. Anode never pulled because the ceiling clearance makes it awkward — the tank fails early instead.
Can I use this checklist in RTI?
Yes. Start a free RTI workspace, build this list as a checklist, and the Photo Gate holds the submit button until every mandatory item is answered and its photos are attached. Approved inspections roll into a branded turnover package with a tamper-evident audit trail.
