Sealant joint
Also called: caulk joint, sealed joint
A sealant joint is a gap between two materials — panels, frames, masonry, dissimilar surfaces — filled with an elastic sealant so it seals against water and air but can still stretch and compress as the building moves. It's not just a bead of caulk; a joint that lasts has the right width-to-depth ratio, clean sound surfaces, the correct sealant for the materials, backer rod behind it, and two-sided adhesion so it can flex. Done right it's the flexible weatherline between things that move independently.
Why it matters
Sealant joints are a primary line of defense at exactly the spots buildings move most, and a joint that's the wrong shape, bonded on three sides, or applied to a dirty or wet surface fails early — it tears, pulls loose or never bonds. Because there are so many linear feet of it, sloppy sealant work becomes a lot of leaks at once.
What an inspector looks at
The check is joint prep and profile: clean dry surfaces, backer rod set to give the right depth, the correct sealant, tooled to bond two sides with a proper hourglass shape, and full continuous coverage with no gaps or skips. Perimeter joints at openings and transitions get the closest look because that's where water goes first.
RTI is photo-gated, so the sealant joint is documented — the prepped joint with backer rod before sealant, and the tooled bead after, shown in frame as the record that the weatherline was built, not just squeezed in.
