How to inspect EIFS and stucco
EIFS and stucco live or die on what's behind the finish. A drainable EIFS or a three-coat stucco system only works if the water-resistive barrier, the flashings, and the drainage plane were built right before the insulation board or lath ever went up. Once the base coat and finish are on, the wall is a monolith — so the real inspection happens at the substrate and the details, layer by layer.
For the superintendent or envelope QC lead verifying EIFS or portland-cement plaster against the manufacturer's details, the WRB sequence, and the approved mock-up.
Step by step
Verify the WRB, flashing, and drainage plane first
Before any board or lath, confirm the water-resistive barrier is continuous and shingle-lapped, that all flashings and the drainage cavity or grooved board are in place, and that transitions at openings and terminations are detailed per the manufacturer. This is the wall's real waterproofing — the finish is just the face.
Confirm the mock-up sets the standard
Where a mock-up was built, use it as the accepted benchmark for color, texture, joint layout, and detailing. Field workmanship and the finish should match what the mock-up established before the crew scales up.
Check board or lath attachment
For EIFS, verify insulation board type, thickness, adhesive or mechanical attachment, and tight-butted joints rasped flush. For stucco, confirm lath type, fastener spacing and embedment, laps, and that the lath is furred off the substrate so the scratch coat keys behind it.
Inspect base coat, mesh, and embedment
Confirm the base coat thickness and that reinforcing mesh is fully embedded — no dry, exposed, or wrinkled mesh — with the heavier or double mesh where impact resistance is specified. Mesh floating on the surface instead of embedded gives no reinforcement.
Verify control, expansion, and terminations
Check that control and expansion joints, casing beads, and weep screeds are located per the details and the drawings, and that the system terminates above grade and at penetrations the way the manufacturer requires. A stucco run with no joints or a weep screed buried below grade will crack and wick.
Confirm finish coat and thickness
Verify the finish coat is the specified product, color, and texture, applied at the right thickness and cured or protected against weather during application. Watch for cold-joint lines, mottling, and pattern changes where crews or batches changed mid-wall.
Check sealant joints at penetrations and transitions
Confirm sealant joints at windows, penetrations, and dissimilar-material transitions have backer rod, correct joint dimension, and the right sealant for the substrate. The finish is not a sealant — every joint and penetration needs its own detailed seal.
Document the concealed layers before cover
Photograph the WRB, flashings, board or lath attachment, and mesh embedment before each is covered by the next coat, and log any reverse lap, missed flashing, or dry mesh as a nonconformance to correct before it disappears under the finish.
What gets missed
- Judging the wall by the finish coat while the WRB and flashings behind it were never verified.
- A barrier EIFS where a drainable system was specified, with no cavity to shed the water that gets in.
- Reinforcing mesh sitting on the surface instead of embedded in the base coat.
- Weep screeds or terminations buried at or below grade so the system can't drain or dry.
- Missing control and expansion joints that leave a large field to crack on its own lines.
Questions people ask
- Why does EIFS get a bad reputation for leaks?
- Early barrier EIFS had no way to drain water that got past the finish, so any breach trapped moisture in the wall. Drainable EIFS adds a cavity and a proper WRB and flashing behind the board — but only if it's installed that way, which is exactly what the pre-cover inspection is checking.
- What's the difference between three-coat stucco and one-coat systems?
- Traditional three-coat is scratch, brown, and finish over lath; one-coat systems combine the base coats into a single thinner application over board or lath. Inspect each against its own manufacturer's thickness, cure, and joint requirements rather than assuming they're the same.
