Radiant heating manifold annual maintenance checklist

The annual radiant heating manifold service is the deep pass: the measurements, cleanings and tests a quarterly round doesn't reach. This checklist keeps the full service on record with the photos that make it defensible later. Work is commonly verified against IMC (mechanical code), manufacturer's published instructions. Confirm the edition your authority having jurisdiction has adopted.

Who runs it

The hydronic service lead on the annual heating service before the season.

When in the schedule

Once a year ahead of the heating season, paired with the boiler service so the whole loop is down at once.

The checklist

Every item, and the photo that proves it

The photo count on each row is what RTI would require before the item can be submitted. Copy the list as is, or load it into RTI and let the gate enforce it.

01

Purge and flush

  • Each loop isolated and purged clear of air and debris

Loops purged one at a time to the drain until the water runs clear and air-free, isolation and purge valves operating without seizing.

    2 photos
  • System water and treatment checked

Fill water and treatment confirmed against the manufacturer's guidance, no visible rust or sludge in the purge stream, glycol condition logged where used.

Actuators and circulator

  • Every actuator removed, seat checked and re-cycled

Actuators pulled and the valve pins move freely by hand, seats clean, actuators reseated and confirmed cycling on a call.

  • Circulator and mixing valve exercised through range

Pump runs smooth with no bearing noise, mixing valve driven through its range and holding the supply temperature it targets.

Balance

  • Manifold rebalanced to the loop schedule after purging

Each flow meter set to its scheduled flow with the system hot and running, settings recorded on the manifold log, no loop left starved.

What usually sends this back

The failures are almost always the evidence, not the work

  • Loops rebalanced by the flow meters without purging first, so an airlocked loop reads fine cold and starves once running.
  • Fill and system water never checked for treatment, and sludge quietly fouls the flow meters and actuator seats.

Run it with the Photo Gate

A checklist nobody can submit half-finished

Load this list into RTI, stick a QR tag on the area it covers, and the submit button stays locked until every mandatory item is answered and the 7 required photos exist. Approved walks roll into a branded turnover package with a tamper-evident record behind every line.

Common questions

What does this radiant heating manifold annual checklist cover?
5 items across 3 sections, covering purge and flush, actuators and circulator, balance. Each item spells out what the person walking the job is actually looking for, not just a box to tick.
Who should run this inspection?
The hydronic service lead on the annual heating service before the season.
When in the schedule should this walk happen?
Once a year ahead of the heating season, paired with the boiler service so the whole loop is down at once.
Why does every item ask for a photo?
7 of the 5 items call for photo evidence. A checklist answer without the photo is a claim; the photo is what makes the record worth something in a dispute and lets a reviewer approve work without re-walking the job.
What most often fails a radiant heating manifold annual inspection?
Loops rebalanced by the flow meters without purging first, so an airlocked loop reads fine cold and starves once running. Fill and system water never checked for treatment, and sludge quietly fouls the flow meters and actuator seats.
Can I use this checklist in RTI?
Yes. Start a free RTI workspace, build this list as a checklist, and the Photo Gate holds the submit button until every mandatory item is answered and its photos are attached. Approved inspections roll into a branded turnover package with a tamper-evident audit trail.
