Standpipe system annual maintenance checklist

The annual standpipe system service is the deep pass: the measurements, cleanings and tests a quarterly round doesn't reach. This checklist keeps the full service on record with the photos that make it defensible later. Work is commonly verified against NFPA 14, NFPA 25. Confirm the edition your authority having jurisdiction has adopted.

Who runs it

A licensed contractor runs the periodic flow test, witnessed with the AHJ; the building team walk it, observe and record the results.

When in the schedule

On the system's periodic cycle, the pass that flows the standpipe to prove it delivers pressure and volume, which no quarterly visual round can confirm.

The checklist

Every item, and the photo that proves it

The photo count on each row is what RTI would require before the item can be submitted. Copy the list as is, or load it into RTI and let the gate enforce it.

01

Flow test observed

  • Flow test witnessed and readings recorded

Contractor's flow test observed with the AHJ present, flowing and residual pressures captured for the record, not certified by the site.

    2 photos
  • Pressure-regulating devices verified during flow

Where fitted, each device's output observed under flow and the recorded figure noted, any drift from the design flagged to the contractor.

Valves, gauges and record

  • Control valves exercised and gauges checked

Contractor's operation of the control valves observed, gauge condition and calibration status noted, valves returned to open and re-supervised.

    1 photo
  • Test tag current and deficiencies logged

Updated tag with the test date at the riser, any low-pressure or valve issue raised written into the record with the follow-up.

What usually sends this back

The failures are almost always the evidence, not the work

  • Flow test scheduled but the AHJ witness never lined up, so the result carries no weight and gets questioned later.
  • Gauges left in place uncalibrated for years, so the pressures written down at the test can't be trusted.

Run it with the Photo Gate

A checklist nobody can submit half-finished

Load this list into RTI, stick a QR tag on the area it covers, and the submit button stays locked until every mandatory item is answered and the 5 required photos exist. Approved walks roll into a branded turnover package with a tamper-evident record behind every line.

Common questions

What does this standpipe system annual checklist cover?
4 items across 2 sections, covering flow test observed, valves, gauges and record. Each item spells out what the person walking the job is actually looking for, not just a box to tick.
Who should run this inspection?
A licensed contractor runs the periodic flow test, witnessed with the AHJ; the building team walk it, observe and record the results.
When in the schedule should this walk happen?
On the system's periodic cycle, the pass that flows the standpipe to prove it delivers pressure and volume, which no quarterly visual round can confirm.
Why does every item ask for a photo?
5 of the 4 items call for photo evidence. A checklist answer without the photo is a claim; the photo is what makes the record worth something in a dispute and lets a reviewer approve work without re-walking the job.
What most often fails a standpipe system annual inspection?
Flow test scheduled but the AHJ witness never lined up, so the result carries no weight and gets questioned later. Gauges left in place uncalibrated for years, so the pressures written down at the test can't be trusted.
Can I use this checklist in RTI?
Yes. Start a free RTI workspace, build this list as a checklist, and the Photo Gate holds the submit button until every mandatory item is answered and its photos are attached. Approved inspections roll into a branded turnover package with a tamper-evident audit trail.
