Fire Protection pre-cover inspection checklist

A fire protection pre-cover inspection is the hold point before concealed work disappears behind the next layer. This checklist is built for that walk: verify, photograph, then release the cover — not the other way around. Work is commonly verified against NFPA 13, NFPA 25 — confirm the edition your authority having jurisdiction has adopted.

Who runs it

The sprinkler foreman with the GC's superintendent, releasing the area once the test is documented.

When in the schedule

After the branch lines and mains are complete and hydrostatically tested, before ceiling tile or hard lid closes the space above.

The checklist

Every item, and the photo that proves it

The photo count on each row is what RTI would require before the item can be submitted. Copy the list as-is, or load it into RTI and let the gate enforce it.

01

Hydrostatic test

  • Hydrostatic test pressure and duration held and recorded per zone

Gauge reading photographed at the start and end of the hold, test log signed for the specific zone being covered.

    2 photos
  • Leaks and repairs re-tested before area is released

Any joint that leaked during test re-tightened or repaired, with a documented re-test before cover.

02

Clearance and obstructions

  • Sprinkler head clearance to ductwork, beams and light fixtures maintained

Measured clearance from the head deflector to any obstruction above and beside it meets the required distance.

    3 photos
  • No obstruction placed directly beneath a head after rough-in

Ductwork, cable tray or other trades' work installed after rough-in checked for shadowing beneath heads.

What usually sends this back

The failures are almost always the evidence, not the work

  • Areas released for cover before the hydrostatic test pressure and duration are actually documented for that zone.
  • Sprinkler heads sitting closer to ductwork, beams or light fixtures than the required clearance, only visible from above before the ceiling closes.
  • Leaks found during test repaired but the area re-covered without a re-test being logged.

Run it with the Photo Gate

A checklist nobody can submit half-finished

Load this list into RTI, stick a QR tag on the area it covers, and the submit button stays locked until every mandatory item is answered and the 8 required photos exist. Approved walks roll into a branded turnover package with a tamper-evident record behind every line.

Common questions

What does this fire protection pre-cover checklist cover?
4 items across 2 sections — hydrostatic test, clearance and obstructions. Each item spells out what the person walking the job is actually looking for, not just a box to tick.
Who should run this inspection?
The sprinkler foreman with the GC's superintendent, releasing the area once the test is documented.
When in the schedule should this walk happen?
After the branch lines and mains are complete and hydrostatically tested, before ceiling tile or hard lid closes the space above.
Why does every item ask for a photo?
8 of the 4 items call for photo evidence. A checklist answer without the photo is a claim; the photo is what makes the record worth something in a dispute and lets a reviewer approve work without re-walking the job.
What most often fails a fire protection pre-cover inspection?
Areas released for cover before the hydrostatic test pressure and duration are actually documented for that zone. Sprinkler heads sitting closer to ductwork, beams or light fixtures than the required clearance, only visible from above before the ceiling closes. Leaks found during test repaired but the area re-covered without a re-test being logged.
Can I use this checklist in RTI?
Yes. Start a free RTI workspace, build this list as a checklist, and the Photo Gate holds the submit button until every mandatory item is answered and its photos are attached. Approved inspections roll into a branded turnover package with a tamper-evident audit trail.
